Project - Montalbo, San Marino
The Owners request that Designer creates a 1,500 sq. ft. residence from two small adjoining apartments. The residence shall be contemporary and very low maintenance. Plumbing and electrical are insufficient, and radiant floor heating is required. Lighting shall be addressed. A kitchen shall be designed and installed, as well as a fireplace. The Master Suite requires a walk-in closet and a larger bathroom. Some of the owner’s existing furnishings shall be used, while most of the new furniture and cabinetry shall be custom designed. All materials, finishes, interior doors, fixtures, custom furniture and cabinetry shall be produced and/or obtained locally.
Solution
A spacious and comfortable apartment was designed, incorporating Universal Design principles wherever possible. High-quality, low maintenance materials and finishes were used. Electrical and plumbing was completely re-done, radiant floor heating installed, and a new kitchen space was created. A Master Suite was created. Both bathrooms were re-designed with Infinity floor drains, re-designed showers and glass enclosures, and with ADA compliant fixtures. The new Lighting Plan provides for layered LED illumination. Furniture and cabinetry, as well as interior doors, were custom designed for the entry, the two bedrooms, both baths, kitchen, and for the dining area, and local artisans produced all the pieces. Future plans call for enclosing the covered patio with glass panels, to be used in conjunction with the kitchen as a den.
